Can you hold a place before I apply?
Yes, once you decide to move forward with a Lease and we have final approval from the owner, we will take a “HOLD FEE” equal to 1 months rent, this allows us to take the property off-market. The hold fee is non-refundable if you do NOT move forward with renting the property, this allows us to reimburse the owner for any time off-market. Once you are ready to move in, assuming that you have secured Obligo in place of your security deposit, your hold fee will convert to your first month's rent. If you are not using Obligo, your hold fee will convert to your security deposit. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No, we will use Obligo in lieu of your security deposit to get you in the door with much less money “out of pocket”, then you will pay your first month's rent upon move-in. If you are moving in before the 20th of the month, you will only pay prorated rent for your first month, if you are moving in after the 20th, we will expect prorated rents + the next month's rent to be paid prior to move-in. -
How old do you have to be to apply?
Must be 18 to apply. -
Is the deposit refundable?
If you are using a traditional security deposit equal to 1 months rent, it is refundable, if you are using Obligo you will be charged a much smaller non-refundable flat fee to cover your security deposit obligations. Obligo will collect any money for damages or lost rents after the fact in the event that such charges become necessary. -
Who needs a cosigner?
Anyone with financial issues qualifying for the rental. We do expect Tenants to provide documentation that the household income is 3x the rent amount. -

How do I pay rent?
We can take payments online through a Tenant Portal or in our office. We do not accept cash. -
I want to get a pet. What do I do?
All pets must be approved through the owner. Pet fees are $200 per pet, non-refundable. In some situations, owners may require pet rent. -
I want to move out, but my roommate wants to stay. What do I do?
Contact the rental office to make arrangements moving forward. You must be able to financially qualify for the rental without the roommate income. Owners must agree to any changes on the Lease. -
My lease expiration is coming and I want to move out. What do I do?
We require a minimum of 30 days Notice to move from a property, even if your Lease is up. Our Leasing agent will contact you around 10 months into your Lease to start negotiations for Lease renewals and coordinate Lease renewal inspections. -
Who is responsible for paying for repairs & maintenance requests?
This depends on your Lease and what items are in need of repair. Maintenance requests are made through the Tenant Portal.
