Am I required to make my property available to Section 8?
No, the property itself must qualify for Section 8, and it is not required that you make your property available to this program. -
Are you licensed?
Yes, Full Sail Realty is a fully licensed Real Estate Broker, we offer long term property management services as well as real estate sales. -
Can I reach you after hours?
You can text our office line after hours in case of emergency, but we do prefer that you contact us through your Owner or Tenant portal for routine requests and non-emergency concerns. -
Can you put the money directly into my account?
Yes, we use ACH to deposit rents into your account within 1 business day. We do not deposit rents however until funds have cleared. -
Do I get to see the lease or sign it?
Yes, owners sign Leases BEFORE the Tenant signs to review all terms and make sure that they are inline with the owners expectations. -
Do you sell real estate too?

How is rent collection handled?
Tenants pay rent either online through their portal using bank account information for a $5 convenience fee, or they can pay by credit card for 2.99% payment to the credit card company. -
How long of a lease do you sign?
Most of our Leases are 1 year. -
How much security deposit do you charge the tenant?
Security deposits are typically equal to 1 month's rent. We do use Obligo in place of security deposits in most cases unless the owner specifically does not approve of this method. -
How soon can you start managing my property?
It typically takes 1-2 weeks to take over a property. -
What type of properties do you manage?
Residential and Commercial -
What type of reports do I get and how often?
You have access to reporting 24/7 through your Owner Portal, we also send out invoices monthly. -
Who holds the tenant security deposit?
We have an escrow account to hold security deposits, or if the property is secured by Obligo, the Tenant pays a flat fee to Obligo and we work directly with them to fund any repairs or lost rents that may need to be collected.
